By now you have likely heard about the buzz regarding The First Time Home Buyer Incentive (FTHBI), which will come into effect on September 2nd, for homes that close no earlier than November 1st. The Government of Canada is offering interest-free loans in the form of a shared equity mortgage to help home buyers obtain a smaller mortgage and keep their monthly payments lower. The program will offer 5% for a first-time buyer's purchase of a resale home and 5% of 10% for a first-time buyer's purchase of a newly constructed home.

The incentive can be repaid at any time without penalty, but it must be repaid after 25 years or if the property is sold, whichever comes first. Repayment is based on the property's fair market value. When the loan is repaid, the government will also get a share of any gains from appreciation of the property. Vice versa, if the property value goes down, the government will shoulder some of the loss.

In order to participate in the FTHBI, buyers must meet two main requirements:

# 1 - Be a first-time home buyer
# 2 - Have an annual income of less than $120,000

Buyers will still need to save their down payment of at least 5 percent and the maximum home price is limited to 4 times the buyers qualifying income. Let's look at an example:

Anita wants to buy a new home for $400,000:

Under the First-Time Home Buyer Incentive, Anita can apply to receive the $40,000 in a shared equity mortgage (10% of the cost of a new home) through the program. This is on top of the minimum required down payment of $20,000 (5% of the purchase price) from her savings. This lowers the amount she needs to borrow, and reduces her monthly expenses. As a result, Anita's mortgage is $228 less a month or $2,736 a year.

Years later, Anita has sold her first hoe for $420,000. At this time, she would have to repay the original incentive she received as a percentage of her home's current value. This would result in Anita repaying 10%, or $42,000 at the time of selling her house. -- www.placetocallhome.ca/fthbi

The program will certainly help some first-time home buyers. But it's important to remember although this is an interest-free loan, it is still a loan that will need to be paid back.

Trusted Saskatoon Realtor Marla Janzen Talks About How To Gain Negotiating Advantage When Buying

Marla Janzen is an award-winning Saskatoon Realtor she takes action to sell her client's homes and find them the perfect new place to live while negotiating the best terms and price possible. She loves what she does and takes great pride in providing excellence in customer service to all of her clients. Marla Janzen is a  Trusted Saskatoon, Warman and area Real Estate Expert listed on the Saskatoon Real Estate Category on the Saskatoon  Directory and she loves to provide Saskatoon real estate Tips that help and assist the public! In the latest news from Marla Janzen, Trusted Saskatoon Realtor® shares a tip about negotiation advantages

Gain Negotiating Advantage When Buying

Buying a property requires good knowledge of market conditions, personal finances and the ability to judge what a good investment is. Being able to negotiate realistically is equally important when you decide to make an offer. You should be well prepared before you are actually in the position of preparing a formal offer to purchase.

Market Conditions

Look at the long-range prospects of your borrowing commitment. During a period of low interest rates, you should take into consideration whether or not prices are expected to increase in the future. Consider locking in at a reasonable rate for the opportunity of a significant gain in the future.

How Much Can You Afford?

Before you go into the market to look for a house, review your current spending and loan commitments. A mortgage lender will use a ration of about 30% of gross income as the amount of mortgage you can carry. If you review your finances beforehand, you will have a good idea of your own capacity. Property tax is an additional cost that must be factored into the equation.
Once a price range for your prospective home purchase has been settled, the next step may be locking in a mortgage interest rate with a pre-approved mortgage. When you know you are already approved for a mortgage, this will increase your comfort level at the negotiating table. To arrange a pre-approved mortgage, you meet with a lender who will confirm your borrowing capacity, perform the required credit review and make an agreement to honour a particular interest rate for a specified time.

Existing Mortgage

If there is an existing mortgage on a property you are selling, or on the one you are looking at, there is more to consider than the balance outstanding and the interest rate. Be aware of any pre-payment terms. If your mortgage is open, you can repay it at any time without penalty. However, your lender may have "lock-in" clauses. These may include payment of a bonus or the lender's interest revenue loss for the balance of the term should you repay early. Clarify all of this with your lender.

Portability

One very important feature is mortgage portability. That means you can transfer your existing interest rate, loan balance and remaining term to new mortgage without penalty, although there may be some restrictions. Be sure you understand what they are before you get into negotiations. Your REALTOR® has the expertise to help guide you through the negotiation process, keeping your best interest in mind.

Throughout my time with Clark, he has continuously wowed me. Not only as a realtor but also as a person. He is one of the most genuine, decent, selfless human beings I have ever met! From the very first call... which he made to me while he was on holidays within a few hours after my initial email to him... I knew I was in excellent hands. This man definitely picked the right career path. I felt as though he just "got me." Pretty sure he knew which home I was going to pick before I even did. I would be so lost without Clark... things I wouldn't have thought of, he did. His commitment to ensuring due diligence was... wow! He continually kept me updated, he knew what I needed before I did. He's professional, calm (which kept me calm haha,) and he always kept my best interests at the forefront of everything! The end result is I got the house I wanted, at the price I wanted, with a sweet bonus that would have fallen through if it wasn't for Clark! I am so incredibly thankful for him!

Solange of Invisible Fence Brand of Saskatchewan Answers the Question - Do Your Collars 'Shock'?

Invisible Fence® Brand systems Saskatchewan are invisible boundary systems for your yard and home! It keeps your pet out of harm's way and prevents unwanted behaviours throughout your home and yard. The systems are safe, humane, and highly recommended by Veterinarians, Behaviorists, and pet experts. Over the last 45 years, they have helped more than two million pets and their owners lead safe and harmonious lives together, and their exclusive training program allows dogs and cats to learn their boundaries without fear, distress, or behavioural harm. Invisible Fence Saskatchewan is your Trusted Saskatoon Pet fencing solution expert!

Do Invisible Fence Collars 'Shock'?

This great photo below,  of a dog choosing not to "cross the line" of their invisible fence, despite some tempting moose in the yard, prompted this question on social media:
"So would it have gotten a shock if it crossed the line?"

Solange, the owner of Invisible Fence® Brand systems Saskatchewan, answered:

"It does not give them a shock. It is a sensation that they just don’t like. It is kind of like a
chalkboard to us. It doesn’t hurt us to scratch our nails down a chalkboard, but we sure as heck won’t do it because we cannot stand the feeling of it. So think of their boundary as their chalkboard. Even if I had to turn a dog's collar up onto the highest setting because he was that stubborn, the greatest amount of static in his collar is no more than when you drag your feet across the carpet. But a rate of vibration is added into it creating that sensation that they just don’t like. When we begin the training with your pets, it is on a low rate of vibration only which you and I cannot even feel in our hands.

I always put the collar in the owner's hand so that they can feel what they are feeling. You will look at me and tell me you don’t feel anything. And that is the point. You will watch me teach your dog to learn and understand what and where his boundaries are in a setting that you and I cannot even feel. Eventually, his collar settings will change in order to keep him within his boundaries should he be tempted to leave. But that is not done until he gets to know his boundary and which way to turn at his boundary 100%. We let him make all the mistakes while learning in a setting that we cannot feel. This way, they have a full understanding of their boundary before their settings are put to a containment level designed for each and every dog individually. Their containment settings will be customized based on their breed, size, age, and personality. Perhaps one of your dogs is timid and the other one is the opposite. Then their collars will be set very differently. The training will be done differently as well."

Solange Continued...

"This is one of the many reasons that makes us so different from anything else out there. Because we have the ability to set the collar on a low rate of vibration only allowing the dog to learn. Dogs thrive on their training. They love to learn new things. So when they get to learn something that is only making them aware but not startling or scaring them at all. Research has been done with invisible fence brand products where researchers and veterinarians hooked dogs up to machines that measured their heart rates and stress levels. Not one single dog was ever under any kind of stress or duress while going through the training. Because it is done in such a kind and gentle way. This is why animal behaviourists and veterinarians support invisible fence brand products and the training. The training was designed by animal behaviourists specifically to go with our systems. Thank you for asking this question. I hope that this was helpful. You can call me anytime and I can explain further."
